Does your definition of "weather stripping isn't pristine" include crumbling? 
See attached. I guess $38,200 doesn't buy much these days?

If the new owner expects to more than double their purchase price, maybe a new 
set of rubber weatherstripping would be in order, judging from the photos. Or is 

that asking too much?
