A cheap source of beeswax is a replacement wax ring used when changing a
toilet.

My recommendation is unzip, BUT:  First release the top from the windhield 
header to relieve the tension on the zipper, then unzip and lay the window 
down, then fold the top.  I always stop half-way or 3/4-way down and make 
sure everyting is folding neatly.

When putting the top back up, once the top is raised but before latching it 
to the windshield header, re-zip.

And yes, use the beeswax that Bill mentioned to lube the zipper 
periodically.
